The project lifecycle, end to end
The eight stages every job moves through, why the sequence is one-way, and where your work sits.
Stage 1 — Enquiry
First contact with a prospective client. Scoping the job before any commitment exists.
Stage 2 — Proposal
You've priced the work and sent a quotation. The ball is in the client's court.
Stage 3 — Tender
A formal, competitive bid. Often you're one of several contractors being weighed.
Stage 4 — Awarded
Contract signed, deposit received. Now you set the job up so site work can begin.
Stage 5 — Execution
The site is live. This is where a PM spends most of the job — capture, RFIs, VOs, claims, reports.
Stage 6 — Handover / TOP
Works complete, Temporary Occupation Permit obtained, retention clock starts.
Stage 7 — DLP (Defects Liability Period)
The warranty window after handover. You monitor and rectify defects until the clock runs out.
Stage 8 — Archived
The job is fully closed. Final accounts settled, retention released, records filed.
