Cooling, ducting and condensate. First-fix pipework goes in early; the units are mounted and commissioned late.

Air-conditioning, like the other M&E trades, runs first-fix then second-fix. Early on, the refrigerant piping, condensate drainage and ducting are installed while the ceiling is open. Later, the fan coil and condenser units are mounted, connected and commissioned.

What it covers

  • Refrigerant pipework and insulation.
  • Condensate drainage.
  • Ducting and grilles where applicable.
  • Fan coil / cassette units, condensers, and commissioning.

Where it sits in the sequence

First-fix runs early with electrical and plumbing, before the ceiling closes. The visible units go in late, after painting, so they aren't damaged.

What a PM watches for

  • Condensate falls. Drainage that doesn't fall correctly causes leaks above finished ceilings — an expensive callback during the DLP.
  • Ceiling coordination. Cassette and grille positions must be agreed with the ceiling and lighting layout before anything closes.
  • Commissioning sign-off. Don't accept the trade as complete until the system is balanced and commissioned, with documentation.
