Electrical
The power and lighting backbone. First-fix goes in before walls and ceilings close; second-fix finishes the job.
Electrical runs in two passes. The first fix — conduits, back boxes and cable pulling — happens early, while walls and ceilings are still open. The second fix — fitting switches, sockets, light fittings and the distribution board — comes near the end once finishes are in.
What it covers
- Distribution board, circuits and protective devices.
- Conduiting, wiring and cable management.
- Power points, switches, data and lighting points.
- Final connection and testing of light and power.
Where it sits in the sequence
First-fix is one of the earliest trades, running right after demolition and alongside aircon and plumbing first-fix. It must be complete before partitions and ceilings close up. Second-fix returns late, overlapping light & sanitary fittings.
What a PM watches for
- Coordination with the ceiling. Lighting layout has to be set before the ceiling closes. A change after that means opening it back up — log it as a variation.
- Licensed work. Electrical work that ties into the supply must be done and certified by a licensed electrical worker. Don't let unlicensed hands near the DB.
- Sequencing the second-fix. Don't fit delicate fittings before painting and cleaning — they'll get damaged or dirtied.
