Light & Sanitary Fittings is the second-fix finishing trade that brings the space to life: light fittings and switch plates, sanitaryware, taps, towel rails and accessories. It's one of the last things to go in, after the surfaces are finished and clean.
What it covers
- Light fittings, switches and socket plates (second-fix electrical).
- Sanitaryware: WCs, basins, showers (second-fix plumbing).
- Accessories: towel rails, paper holders, mirrors and the like.
Where it sits in the sequence
Late. After painting, tiling and the finished surfaces are in, overlapping the glass and doors second-fix, and just before the final clean.
What a PM watches for
- Don't fit before it's clean enough. Fittings installed too early get dusty, splashed or scratched by following trades.
- Test every connection. Each tap, WC and light should be tested on install, not at handover when the client is watching.
- Snag as you go. Chips, wrong finishes and misaligned plates are easiest to fix now — capture them before cleaning and handover.
