Supply, waste and gas lines. First-fix pipework precedes tiling; fittings and testing finish the wet areas.
Plumbing & Gas covers everything that carries water in, waste out, and gas to the kitchen. The first fix — supply and waste pipework — must be in and tested before tiling seals the wet areas. The second fix installs the taps, sanitaryware and gas appliances.
What it covers
- Cold and hot water supply lines.

Where it sits in the sequence
First-fix runs early with the other M&E trades, before flooring & tiling in wet areas. Second-fix overlaps light & sanitary fittings near the end.
What a PM watches for
- Pressure-test before you tile. A leak found after the tiles are down means breaking finished work. Witness the test and capture it.
- Falls to waste. Floor wastes and gullies must fall correctly or you'll get ponding in showers and kitchens.
- Gas certification. Gas work must be done by a licensed gas service worker and certified before commissioning.
