Flooring & Tiling
Screed, waterproofing and tiles. The wet-area workhorse that must follow plumbing first-fix and precede fit-out.
Flooring & Tiling lays the hard finishes — floor and wall tiles, screed and the waterproofing beneath them. In wet areas it's a gating trade: it can't start until plumbing first-fix is tested, and a lot of later work waits on it being done.
What it covers
- Screeding and levelling.
- Waterproofing membranes in wet areas.
- Floor and wall tiling, grouting and sealing.
Where it sits in the sequence
After plumbing first-fix and any partition base work, before carpentry and the dry finishes. Wet-area waterproofing in particular blocks everything that follows in bathrooms and kitchens.
What a PM watches for
- Waterproofing and the flood test. This is the single most important hidden step. Insist on a flood test and capture the result — failures here surface as leaks long after handover.
- Setting-out and tile selection. Confirm the tile, layout and grout colour in writing before laying. Re-laying tiles is costly and slow.
- Floor levels. Get levels right so doors, vinyl and thresholds downstream all work.
